Last week we took a look at interior photos of one of our recently completed design projects. This week, we'll look at the completed exterior to see how the calming, neutral tones of the interior flow so beautifully to the outdoor space!</div>

This was a complex renovation, requiring the skills and creativity of a design team, a contractor, a decorator, and wonderful and patient clients. In many ways, renovating and adding space to an existing home-particularly an older, historic home-is more complicated than new construction. But the results can be amazingly rewarding.<div>

Though it was definitely a "working kitchen", it certainly didn't have the charm and elegance that the stately early 20th century home deserved. The goal was to open up the space, also enlarging the breakfast area and add an additional family room space. This new space would communicate with the pool area via a beautiful new covered patio.<br />

The new design specified centralizing the rustic fountain as a focal point, using old-world pavers to create a wall-to-wall courtyard, and replacing the tiki-umbrella structure with a roomy pergola. Checking back in on the most recent project we've been following, a lot of progress has been made on the interior. Painting is underway, and appliances have been installed. (The homeowner was actually cooking when we stopped in just before Thanksgiving!) But before we get ahead of ourselves, here are some more shots of the progress.</div>

One of these walls mirror the existing wall on the opposite side of this planting area. This wall was in the original landscape, and the new walls were added with this wall to create an intimate space for the new garden. This is the original wall, cut down and prepped for the pavers that will eventually wrap the wall.<br />

Once the footers were cured, the block is set to the appropriate dimensions. Oops...one wall had to be dismantled and moved a few inches during construction. It's not unusual to make this sort of adjustment in the field!</div>

And now, the portion of the masonry fence at the property line that was removed to allow construction equipment access has been rebuilt. Great job, as you can see from the interior side of the wall in the picture above and below! The "brick" lines were created by hand!</div>

And more progress has been made at the pool. The planter that flanks the pool at the back corner has been re-worked and capped. Also, the water line tile has all been installed. We love the subtlety of this tile with the pool coping and decking.</div>

All of these trims are specified by size and design in the elevations we produce for the client. These elevations ensure that everyone knows what each wall is expected to look like, and how every door, window, arch, beam and cabinet should be finished out.<br />

At the project we're recently following, since the vintage of the home is very early 20th century, it had a considerable amount of mill work in the existing rooms. By continuing this work into the newly designed kitchen and family room areas, these new spaces will immediately feel like they had always been there!<br />

Luckily, due in part to a summer of more-than-adequate rainfall, some beautiful specimen plants were located for the project. These specimens instantly provided some privacy again, which made the homeowners very happy!</div>

Inside, all the wiring and plumbing have been completed and inspected, and the sheetrock is all up and finished. New oak flooring has been installed to match the rest of the home. When the building process is completed on the first floor, all of the floors will be sanded and refinished at the same time.<br />

Meanwhile, a portion of the cabinetry has been installed, and you can really start to get a feel for what the finished space will be like. It's much more open and bright than the former space. Let's take a look!<br />

During the construction process, a portion of the perimeter property wall was removed to facilitate equipment and materials coming in and out during the construction process. This will be re-built as soon as the larger opening is no longer necessary, but before that happens, the large plant specimens will be brought in. Though this may seem premature, bringing them in at ground level will be much easier (and less costly!) than craning them up and over the wall.<br />

Meanwhile, after the footers and retaining walls were completed for the patio and back door landing areas, the steps have been formed. The blue flexible tubing will be for low-voltage wiring that will power step lights. The steps and landings require a good deal of thought and planning to be sure they will be the proper height once the surface materials are installed.<br />

The windows are trimmed to match the existing windows of the home, and consist of a labor-intensive process of trimming boards and profile trims precisely. Once the flashing is installed over the window trims, the siding is installed. The siding, too, has been ordered and installed to match the width of the siding on the rest of the home.<br />
<br />
All of these steps are a time-honored system that effectively wraps the home in a water-shedding shell.<br />
Though today, a combination of wood and Hardie board is used (fiber-cement siding material), once painted, all of these surfaces will look like they've been a part of the home forever!<br />

We saw pictures of the "before" conditions....not bad! The design process always begins with meetings to discuss program and expectations. We really focus on details of their dream spaces, and what it will take to get there, in hopes of satisfying as many of those conditions as possible.<br />

If more than one design solution really makes sense, we often present a client with two or even sometimes three or more options for their space. Sometimes there is a definite standout, and often the next phase of the design process will be to combine elements from one or more of the floor plan options into a final plan.<br />

Since this renovation adds more floor space to the home, and affects the exterior views--and due to the fact that the property is in an historic district--elevations showing the existing exterior conditions and the roof plan were created.<br />

Once all of the old plantings, walkways, steps and railings were out of the way, they came in and ran the necessary electrical and pipes for irrigation. Then, the "hard part" could begin!<br />

We chose a rustic, man-made paver in an "Autumn blend", to coordinate with the Mediterranean colors in the house, and the existing walkway down the side of the house that will connect with the new paving. But first, the pergola was constructed at one end of the courtyard area. This pergola spans from the house to the apartment behind, and was carefully designed to fit precisely between and under the eaves of these two structures.<br />

In meeting with the client to discuss their program, these were the goals we came up with:<br />

1.) Remove the Tiki hut<br />
2.) Create a new, larger partially shaded area<br />
3.) Remove and simplify the plantings<br />
4.) Create larger, clean space for entertaining<br />
5.) Provide area for grilling<br />
6.) Provide space for kitchen garden<br />
7.) Provide space to potty dog<br />
8.) Tie into existing paving in side yard area<br />
<br />
A plan was devised that incorporates mostly paving, with simple, symmetrical planting spaces along the side. A new pergola structure was designed that spans one end of the courtyard from the house to the apartment behind. Raised planters were placed at one end of the courtyard which would add to the European feel. Here is the proposed plan.<br />

The very next day, these go-getter homeowners started the arduous task of tearing out brick and concrete walkways, metal railings and plantings. What started out as a consultation on ideas to treat a fireplace wall developed into a complete refurbishing of the living room, followed by the dining room, and a kitchen overhaul. Properly graded, an ample paved step-out area from the screened-enclosure, a large area at the bottom of the steps to accommodate a portable fire pit, or trampoline, and a planting of all Florida native plants that will create a visual block between this property and the neighbors, but will be virtually maintenance free once established. And the fact that they are native plants ties this project sweetly into the natural preserve area beyond. But my favorite part of all...the red pergola!<br />

We've had lots of rain since the installation, and all the water is draining properly through the installed underground piping to the drain box in the preserve area. This was an unusual project requiring some pretty specialized solutions, but one that resulted in great rewards....for the client and for us as designers!

Grading was completed, and block steps were being formed. At the same time, our structure is under construction. This structure is what I would refer to as a trellis or arbor. Though it has the appearance of a pergola, there really isn't enough depth to consider it a useful "shelter". Its function is basically to block the view of the neighboring property.<br />
<br />
We tend to recommend an opaque stain finish on our outdoor wood structures. Unstained wood can look awfully raw in many settings. We looked at and discussed many stain color options, and were having a hard time landing on a choice. I casually mentioned that I'd always wanted to do a red pergola. The client sort of laughed off the idea, but much to my surprise, when I made my next site visit, the pergola was being stained red. Fun!!<br />

Laying out steps like this takes time and considerable expertise. First, the amount of "drop" is determined, which will dictate how many steps will be used. There is a fair amount of variation on the supposed standard measurements required for risers and steps. But generally, what's most important is that the steps are consistent. In this instance, the steps were intentionally fashioned in different sizes to give them the appearance that they were casually placed into the wild landscape. Regardless, the formation of the steps took a lot of time!<br />

The largest single issue with this project was drainage. Lots of water converges at this corner of the house and pool deck, from 3 gutters, a channel drain in the deck and overflow runoff from the roof. After several years, it had created rivulets and what basically amounted to a mud pit, flowing down to a wild bog.<br />
<br />
We worked closely with <a href="http://www.argentinelandscaping.com/">Argentine Landscaping</a> to come up with a comprehensive drainage plan before any actual work was begun. This plan would channel each gutter downspout and the pool deck channel drain into their own underground drain pipes. These pipes would all channel into a 6" PVC pipe that will carry the water down the slope and come up into a box drain in the boggy area. Additionally, a channel drain will wrap around the new outdoor paved landing to insure that any water that might collect at this area will also be channeled into the 6" drain pipe, and not wash out the hill.<br />

Once all the plans are in place, two truckloads of fill and top soil are brought in to regrade the area. It's amazing how much better it looks already!<br />

But even this work comes at a price. Heavy equipment was necessary to move this much soil efficiently, but this work was begun right after a big rainstorm. Muddy ground and a large backhoe are not a good recipe for a lawn!<br />

But often, the building process has disturbed the natural ground plane to some degree. In the case of this project, the home was built about 5 feet above a natural semi-bog area. At the back corner of the house where the pool cage exits to the yard, the ground was never graded properly, and the soil constantly washed out. This was exacerbated by the fact that several gutters and pool deck drains convened at this exact corner, and during heavy rains everything would wash right down the hill.<br />

The area had become a wilderness, and was somewhat hazardous to walk out into due to the uneven ground and rivulets created by improperly routed drain water.<br />
<br />
The project was about a year in the design phase. A fire pit was part of the original design that the homeowners decided wouldn't be used often, so the design was altered accordingly. And certain elements were refined to make them more budget-friendly. But the project has been completed now, and the results are exciting. We think we were able to create something that is fun, while appropriate to the site. We'll watch the progress over the next few weeks. In some instances we like to design cabinets that go wall-to-wall. However, in this case, the angled junction of the fireplace mantel and hearth would have made a wall-to-wall unit awkward. The new piece is wrapped with the same base molding as the rest of the room, and the whole piece is crowned with the dentil molding profile used on the mantel. These elements tie it beautifully to the room.<br />

The central area of the cabinet will house the flat-screen TV, and the electronic components are tucked into a cabinet below. The unit still affords a great deal of space for toys, games, videos, etc, and the open shelving on the side will be for decorative items. These side niches are glass shelves with an appropriate piece of wood trim adhered to the front edge, and they're lit with a tiny, elegant LED light fixture, about the size of a 50-cent piece.<br />
